FAQ
Questions homeowners ask.
Straight answers about how our offers work, what the process looks like, and what selling as-is really means. Don’t see your question? Give us a call — we’re happy to talk it through.
Offer & pricing
How do you decide on your offer?
We look at recent comparable sales in your neighborhood and the current condition of your home, then subtract the repairs a retail buyer would expect. We’ll walk you through the math so the number makes sense.
Are there any fees or commissions?
No. There are no agent commissions and no closing costs on your side — we cover the standard closing fees. The offer we present is the amount you keep.
Why are your offers higher than a wholesaler’s?
Wholesalers put your home under contract and then sell that contract to another investor for a markup — and that markup comes out of your price. We buy directly with our own funds and keep the home ourselves, so there’s no middleman fee eating into your offer.
Is the offer really no-obligation?
Yes. You’re free to take the offer, think it over, or walk away — there’s no cost and no pressure to accept.
Process & closing
How fast can you actually close?
We can close in as few as seven days once you accept. If you need more time to plan your move, you pick a later date — the schedule is built around you.
Who handles the paperwork and closing?
Closing happens through a reputable local title company, which handles the paperwork and makes sure the title transfers cleanly. We coordinate the details so you don’t have to.
Do I need to be present for showings?
No public showings and no open houses. We may do a single brief visit to confirm the home’s condition, scheduled at a time that works for you.
Property & condition
Do I have to clean out or repair anything?
No. Sell exactly as-is — leave behind whatever you don’t want to move, and skip the repairs entirely. We take the home in its current condition.
What if my house needs major repairs?
Foundation issues, roof damage, fire or water damage — we buy homes in all conditions. The repair costs are factored into the offer, so you don’t pay for them out of pocket.
Do you buy homes with tenants in place?
Yes. You can sell a rental with tenants still living there — there’s no need to turn the unit over or end a lease before closing.
Can you help if I’m facing foreclosure?
Often, yes. If you’re facing foreclosure, a fast, certain cash sale can help you resolve the situation before it escalates. Reach out as early as you can so we have the most time to help.
